Rhode Island Real Estate Contract & Forms for Selling Your Home

Selling a home in Rhode Island

Rhode Island is the smallest state in terms of area. It is officially known as Rhode Island and Providence Plantations making it the state with the longest name. By tradition, the state’s nickname is “Little Rhody” but the state eventually used the nickname “the Ocean State” because of the presence of salt water in many of Rhode Island’s inland area.

Rhode Island’s housing market remains stable despite the increase in home prices. The soaring prices can be attributed to a strong demand for houses but insufficient supply, according to the Rhode Island Association of Realtors.

Know your market

Home sellers should be open to negotiations in this current market condition when home prices are getting steeper. Before putting up your home for sale, be sure to learn about the housing market in your area and the fluctuating prices. Ask from real estate agents you know or other financial advisors. Knowing the present housing market should guide you in setting the selling price for your home. Always make it a point to set a fair market value, one that is not too high to scare away buyers and a rate that is not too low either.

Other things you can do to learn how the residential real estate market is faring are to find out the prices of comparable homes in your location as well as the prices of homes that recently sold. You can also check the home listings of real estate firms near you.

Home staging

After you have decided on your selling price, you can start preparing your home for visits by buyers and their real estate agents. Never ignore the home staging phase because this will be a major factor in how fast your home sells. Take extra effort to make your house attractive inside and out. Clean everything from the floors and walls to the ceilings and take away clutter from all rooms. Be sure to create more space because most buyers look for spacious homes where they can freely move around.

Do some repainting if needed and fix parts that need repair. Don’t be too concerned about the costs it will take because you will still benefit from them in the long run.

Real Estate Forms

The residential real estate sale contract is the most important form needed in selling your home. It is an arrangement between the seller and the buyer and provides for financial contingencies, title matters and inspections. In some cases, the purchase agreement may also serve as the sales contract depending on what the two parties agree upon.

During the entire process, though, the seller needs to furnish the buyer with other forms. These include the mandatory disclosures (property and use of lead-based paint) required by federal and state laws. The property disclosure form provides information on the condition of the home for sale, its age, existing defects and repairs made recently. The lead-based paint disclosure is required from homes constructed before 1978 and contains information on the possible hazards posed by the possible use of lead-based paint. This form should be accompanied by an EPA lead paint information pamphlet.
