Real Estate Contract
If you are selling your home yourself, you must be familiar with a real estate contract. Real estate contracts can vary but most will contain the following:
- A legal description of the property, along with the street address
- The selling price
- Terms of sale (how the house will be paid for) If by obtaining a loan, the period of time the buyer has to acquire a loan.
- How much money the buyer is putting down as a deposit
- Where and when the closing will take place
- What is and what is not included in the sale of the property. (rugs, appliances, etc)
- Any inspections that will need to be done, and how many days those need to be completed.
- Any warranties that are included with the home, and a description of what the warranty will cover.
- Date of possession. (when a buyer will take possession of a property)
- Length of Acceptance. (length of time a seller has to respond to an offer)
- Property Disclosures. (Any problems that sellers are aware of should be disclosed concerning the property)
