Putting a Price Tag on Your Home

If you are the kind of person who finds it difficult to put a price on an old teapot to be sold at your garage sale, then you will most likely find it infinitely more difficult to put a value on your home.

Pricing your home is a very important. The length of time your house will be on the market will depend on it. If you price it too high, it will be up for sale for a long period of time. If you set the price too low, you’ll sell the house quickly but in the long run, you’ll end up on the losing side of the deal.

A lot of factors should be taken into consideration when you begin to work on pricing your home. These three factors are of equal importance, and you’ll see why.

The first factor that you need to consider is the location. Where your house is located will play a major role in the pricing game. Given two identical houses (with the same amenities), the one located in an upscale neighborhood will command more than the one in a not-so-desirable area.

The second factor is the condition of the property. It goes without saying that a well maintained home would cost more than a house that is in disrepair.

The final factor would be the available amenities. If the house has unique features such as a pool with piped-in music; or has an amenity that is much desired by the marketplace (a Jacuzzi or a fabulous garden perhaps), then the house can fetch a higher price.
