Real Estate Open House Planning Tips
If you are an outgoing type who wants to have a hand in the selection of buyers for your home, then one of the most enjoyable and interesting methods to employ is to have an open house event. Admittedly, this is not an exercise for those looking for a hassle-free way to sell their home. It does require a fair amount of preparation and effort, but if you have a flair for selling, as well as a great way with people, then this is the way to go.
In open house events or parties, you literally "open your house" to guests. People are free to walk in and out of your home and you allow them access to all the areas … from the dingy basement (which, you will most likely spruce up prior to the event) to the attic … and all the little nooks and crannies in between. And not only do you need to "sell" the house through words, you also need to establish rapport with your guests.
Making the guests feel comfortable is your first priority. Expect a lot of "cocktail chatter", and strive for an informal, yet inviting ambience. Most people feel uncomfortable with "hard sell" techniques, so the best approach to take is always with honesty. What are the things you love about your home? What are the individual spots in the house the different members of your family enjoy? What are the things you perhaps always thought the house needed (an extension of the breakfast area, for instance?) or could do without?
Remember that whatever made you want to live in the house is probably what will attract the new buyers as well. At the end of the day, these people may not be the next owner of your home, but you could have certainly made some new friends.
