Home Inspector - Should You Hire One?


Many people in the process of selling a house often wonder if it’s necessary to hire a home inspector. After all, shouldn’t this be the problem of the buyer? The brief answer to this is YES. Securing the services of home inspectors is necessary for both the home seller and home buyer. Home inspectors are professionals who have been trained by education or by practice to accurately assess a property. It may seem like an unnecessary expense but in the long run, it would be worth it.

Sellers should contact a home inspector even before they decide to put their house up for sale. The inspector will conduct a thorough evaluation of the property and provide you with a detailed report of his findings. His report should identify the "defective" areas of the house and give recommendations on which areas should be repaired and which need to be replaced. It’ll be up to you if you follow his expert opinion. Whatever your decision is, you have to advise your buyers or, if you have opted to secure the services of a real estate agency, the realtor assigned to your case.

Ideally, a home inspector should be hired again after the renovations / repairs have taken place. He should be able to give you a document that certifies that the defects found in your property have been fixed. You may submit the final report of the inspector to your realtor so they may be able to price your home properly or you may take these in account when you peg the selling price of your home. You’ll be more confident in showing off your house to potential buyers when you know that this has been inspected and has passed local and national building standards.

When you have a buyer who’s ready to purchase, he will have an independent home inspector go through your property again. As a sign of good faith, you may give your buyer a copy of your inspector’s report so he may be able to compare it with the findings of his. The findings should have no, if minimal, discrepancies. Should there be something amiss, you can discuss the matter early on with the buyer and your respective inspectors.

Hiring home inspectors may be an added expense but this prevents incidences of sales not pushing through due to non-disclosure. It also shows integrity on your part - that you will not short-change your client and will do everything to make sure he gets what he pays for. This alone should be worth all the trouble.
