The Cost of fixing up your home
It’s a well known fact that if you are going to sell your house, you need to spend a little something on minor fixes. We all know that a nice looking and well maintained house is more likely to be sold (and command a higher price) than a normal looking one. The question that needs to be answered is, how much should one spend to make the house look more presentable? Before you go gung-ho on the project and decide to replace all the existing wall papers and bathroom fixtures, stop for a moment and remind yourself that you are not sprucing up your home for yourself, you are doing it simply to make the home more attractive to others Once you have come to terms with this, you can now do your home-decoration project with a clear direction. Look at your house and determine which needs the most refurbishment. If you are still at a loss, ask friends over and have them tell you which part of your home they think needs a facelift. If you’re unhappy with their assessment, have a real estate agent come and visit, and ask for their expert opinion. Spending on a few gallons of paint, new hinges, knobs and light bulbs is reasonable. Breaking your bank to replace bathtubs, water pipes, and totally renovating the entire kitchen (and cellar) is not advisable and no longer practical.
Just remember that, when you sell a house, you are out to make a profit. If, after you’ve sold the house and deducted all your expenses, you come up with a figure less than the original asking price of your home, then you overdid yourself.
