When you sell your house, you really have very limited options. You only choose between selling your property through an agent, or just do everything by yourself. It would be unfair if you discard one option based solely on what your neighbors, friends or colleagues say. As a mature and responsible home owner, you have to explore each option, carefully weigh the pros against the cons so you can reach a valid and unbiased decision.
If you have a lot of time on your hands, and feel confident that you are capable of handling all the necessary legwork and documentation needed to finalize the sale of your home, then by all means, forego the agent. Aside from having all the proceeds of the sale to yourself (no need to part with a 3 – 5% commission plus other incidental realtor-related expenses), what’s good about selling your property by yourself is that you have complete control over how you want the entire process to be done. From the contents of the little hand out flyers to final selection of buyers, all of these are yours to make. You may need to secure professional help somewhere along the way though (a lawyer to ensure that all the documents prepared are in order), but other than that, you’re the boss.
If you know that you have very limited knowledge on real estate procedures or feel that you don’t have enough time to focus on the intricacies of making a sale, then you would be better off securing the services of professional real estate agents or brokers. Admittedly, you will be shelling out money before you even get to sell your house but it would be a wise investment because you will be getting exposure through agent listings; more time because they will handle all inquiries and negotiations; and less headaches because they will over see all the legal documentation or processes necessary to finalize the purchase.
