Should you Offer an Home Warranty When Selling Your Home

Being that in most states it is a buyer's market, people, especially for sale by owners need to get creative when selling their homes. Offering a home warranty to buyers, may help you close the deal. How exactly does a home warranty help you sell your home?

Offering a seller's warranty provides added assurance that any repairs to major appliances, plumbing, and other home systems will be covered by the seller within a specified time period after the home is purchased, excluding a typical deductible of $50-$100. Seller's warranties are always offered by builders of new homes, but they're becoming increasingly popular as sales tools for older homes, as well. For the seller, the cost is usually around $300-400, but it can be well worthwhile, especially if it means a quicker sale of their home.

Make sure you do your research. Call several companies and compare rates. Make sure they service your state.

Selling Fsbo & Your Safety

When selling your home for sale by owner, it is important to protect yourself. Would you be prepared if you were home alone and someone knocked at the door who saw your for sale sign?

Here are some tips to help you stay safe while selling your home:

If you have to show the home by yourself, let a friend or your spouse know that you will call them once the showing is over. If you do not call within a certain time, you should have a secret password to let them know there is trouble.

Always say you are expecting another buyer, or a relative, friend, etc during the showing, this may make a criminal think twice.

Always make an appointment. Make sure someone else knows you are showing your home, and what time.

Do not go into the basement.

When handling phone calls, never tell someone who calls about your home, that you will not be home. Just tell them it isn't a good time.

Just use your common sense. Nothing is worth your own personal safety.
